The area was first owned by film director, Thomas Ince in 1911. He was the first mogul to own a movie studio. It was named “Inceville” and employed 600 people at its peak. It was sold to Rev. Charles H. Scott of the Southern California Methodist Episcopal Church in 1922. The intent was a religious and intellectual commune. Followers lived in tents during its construction. The tents evolved to cabins, then bungalows, and now multi-million dollar properties.
The Palisades, as it’s colloquially known, is home to many movie stars, producers, and industry veterans. When being close to the ocean while being part of a like-minded community takes precedence, it is hard to beat. Prior to 2018, the area was quite a sleepy town with a small town center. The recent Rick Caruso outdoor mall development created a hub for the community. Housing high-end brands, a small park, eateries and even a cinema, the aptly named Palisades Village has transformed the area and even attracts visitors from around Los Angeles during the weekends.
Geographically, the area is the last neighbourhood before the long stretch on PCH towards Malibu. It also borders Santa Monica and Brentwood. It absorbs the respective coastal climate of Santa Monica while avoiding the tourism, and the suburbanism of Brentwood; creating a unique coastal community that is both family and retirement oriented.
The average property price range in The Palisades is from $2-7m. 2,000 square foot smaller homes, or 3,000+ square foot vertical homes. Many sit on smaller lots compared to the inland areas. The surge of redevelopment has seen builders take advantage of building up, gaining views where possible, and expanding current footprints to maximize wherever possible.
